Effortless Rental Group was my first project after the medical marijuana industry. We provided full service management of real estate, converting it into alternative travel assets (Airbnbs and VRBOs). Starting from nothing with a shoestring budget, I co-founded this company with Taylor Hills. I developed the websites, business structure, and served as founder and CEO. Within the first two years, we built Effortless Rental Group to over $100 million in real estate under management, with about 140 properties in Denver, expanded to eight other states, and franchised in 2017. This was one of the most complex projects I've ever done, managing up to $5,000/night Airbnb stays, working with owners of multi-million dollar assets, and seeing 10,000 guests a month.

The Beginning

Effortless Rental Group was my first project after the medical marijuana industry. We started this company from nothing, with a shoestring budget, just an idea that I had with a friend at the time, Taylor Hills. We both worked really hard to build something from the ground up.

I developed the websites, the business structure, and served as the founder and CEO of this project. Effortless Rental Group provided full service management of real estate, converting it into alternative travel assets (Airbnbs and VRBOs). This required building technology that allowed us to work with all the rental owners, manage properties, coordinate cleaning and maintenance, and handle thousands of guests monthly.

Within the first two years, we built Effortless Rental Group to over $100 million in real estate under management. We had about 140 properties in Denver and expanded to eight other states. In 2017, I franchised Effortless Rental Group, selling a franchise to a couple in Nebraska who started up their own Effortless Rental Group operation.

This rapid growth required building technology and systems that could scale with the business. I developed platforms that allowed us to work with all the rental owners, manage properties across multiple states, coordinate operations, and handle the massive volume of guests we were seeing monthly.

Technology & Operations

I built technology that allowed us to work with all the rental owners, manage properties, coordinate cleaning and maintenance, handle guest communications, and operate at scale. This technology platform was essential for managing the complexity of hundreds of properties across multiple states.

Property Management Platform

Developed a comprehensive platform for managing properties, owners, and operations. The system enabled us to track properties across multiple states, manage owner relationships, coordinate maintenance, and handle all aspects of property management from a centralized system.

Owner Management Systems

Built systems to work with rental owners, many of whom owned multi-million dollar assets and were trusting us with their valuable properties. The platform provided transparency, reporting, and communication tools that built trust and enabled smooth operations.

Guest Management & Operations

Created systems to handle 10,000 guests per month, managing bookings, check-ins, communications, and ensuring every guest experience met our high standards. This required sophisticated coordination and automation to handle the volume while maintaining quality.

Operations Automation

Developed automation systems to streamline operations, reduce manual work, and enable the company to scale efficiently. These systems handled everything from scheduling to communications to reporting, allowing us to manage hundreds of properties with operational efficiency.

Epic Cleaning Colorado & Sister Companies

Effortless Rental Group also helped to launch Effortless Stay, Effortless Delivery, and Epic Cleaning Colorado, which was a sister company that my mother Lisa Roth started up. Epic Cleaning Colorado cleaned and maintained all of our Denver properties.

This was quite a feat when you think that on some days during our busy seasons, we would have over 100 properties to clean in Denver between 11 a.m. and 3 p.m. So hundreds of properties all over Denver that had to get cleaned in a four-hour span. This required incredible coordination, logistics, and operational excellence.

Operational Excellence

Coordinating the cleaning of over 100 properties across Denver in a four-hour window required sophisticated logistics, routing, scheduling, and quality control. Epic Cleaning Colorado, under my mother's leadership, became an essential part of the operation, ensuring every property was perfectly maintained and ready for guests.

The sister companies (Effortless Stay, Effortless Delivery, and Epic Cleaning Colorado) created a comprehensive ecosystem that supported the core property management business, providing additional services and creating a more complete offering for property owners and guests.

The Complexity & Scale

This was one of the most complex projects that I've ever done because we were dealing with sometimes up to $5,000 a night Airbnb stays, so everything had to be perfect. We were also working with owners that owned multi-million dollar assets and were trusting us with those properties.

The scale was immense: we were seeing 10,000 guests a month, managing hundreds of properties across multiple states, coordinating cleaning and maintenance for over 100 properties in a single day, and ensuring every detail was perfect for high-value stays. This required systems-level thinking, operational excellence, and the ability to manage complexity at scale.

Every property had to be perfectly maintained, every guest experience had to be exceptional, and every owner relationship had to be managed with care and professionalism. The margin for error was minimal, and the operational complexity was extraordinary.

Franchising

In 2017, I franchised Effortless Rental Group, selling a franchise to a couple in Nebraska who started up their own Effortless Rental Group operation. This was a significant milestone, demonstrating that the business model and systems we had built were replicable and valuable enough for others to invest in.

The franchising process required documenting all of our systems, processes, and operations so that others could replicate the success we had achieved. This validated the work we had done and created a path for expansion beyond what we could manage directly.

Reflection

After three years of being the CEO and building Effortless Rental Group into a very large company, I realized that this project was not feeding my soul and there was a serious lack of alignment with my partners, particularly Taylor Hills. Despite the incredible success we had achieved (over $100 million in real estate under management, expansion to eight states, and successful franchising), I decided to move on to my next project and better energy.

The experience taught me invaluable lessons about building businesses, managing operations at scale, and the importance of alignment with partners. It also reinforced the importance of working on projects that feed your soul and align with your values and energy. While Effortless Rental Group was a tremendous success from a business perspective, it ultimately wasn't the right fit for me long-term.

This project demonstrated my ability to build complex systems, manage operations at scale, and create value, but it also taught me the importance of choosing projects that align with who I am and what I want to create in the world.
